PRESTAMOS PARA EXTRANJEROS QUE COMPREN RESIDENCIAS EN LOS ESTADOS UNIDOS DE AMERICA.
El incremento de la inversion de capital extranjero, en propiedades residenciales en los condados de Miami-Dade, Broward y Palm Beach, es muestra inequivoca de lo atractivo que resulta el mercado de bienes raices en el sur de la Florida, motivo por el cual se impone comentar a cerca de prestamos para compradores no residentes en Norteamerica.
Existe un programa creado especialmente para financiar residencias a extranjeros. Esta disenado para personas extranjeras que viajan periodicamente a Estados Unidos y desean comprar una propiedad en la cual residir durante sus visitas.
Extranjeros clasificados como residentes en Estados Unidos son tambien elegibles asi como tambien pueden beneficiarse del programa aquellos ciudadanos americanos que hayan trabajado en paises extranjeros, por cinco o mas anos consecutivos bajo contrato de firmas estadounidenses.
Fondos suficientes para cubrir el pago de entrada asi como para satisfacer los primeros seis meses del pago combinado de la hipoteca, impuestos y seguros, deben estar depositados en instituciones bancaria de Estados Unidos, antes del dia de cierre.
Se requiere que el solicitante provea los ultimos tres meses de informacion de sus cuentas bancarias, que demuestren haber mantenido fondos por un saldo aproximado a lo depositado en bancos en Estados Unidos, durante ese periodo.
Reportes de credito seran requeridos o en su defecto tres cartas de credito de instituciones financieras del pais del solicitante pueden ser aceptadas. Un estado financiero, mas verificaciones de ingreso por los ultimos dos periodos anuales tambien seran solicitados.
Si el solicitante opta por hacer un deposito de entrada del 35% del precio de compra de la propiedad, la verificacion de ingresos puede ser limitada. Si por el contrario, el dinero de entrada equivale del 10 al 25% del precio de compra de la propiedad, las verificaciones de ingreso seran exigidas.
En cuanto a parametros de calificacion, 28% del ingreso bruto del solicitante bastara para satisfacer los pagos en relacion directa con el pago de la hipoteca; asi como el 36% del ingreso bruto, satisfaceran la combinacion de obligaciones de pagos a efectuar todos los meses.
Los terminos para liquidar la hipoteca pueden ser 10, 15 o 30 anos. Los intereses pueden ser elegidos fijos o variables, segun convengan. Los programas con interes ajustable o variable por lo regular contemplan penalidades por pagos anticipados.
Como norma general las instituciones financieras enmarcan estos prestamos entre los cuarenta mil y los dos millones de dolares.
Toda la documentacion debe ser sometida en Ingles, aunque  Miami Mortgage puede traducir sus documentos. Normalmente no son elegibles los solicitantes que gocen de inmunidad diplomatica.

NECESARIOS PARA APLICAR PARA UNA HIPOTECA
1. Verificacion de empleo/ingreso. Constancia de una carta de trabajo. Si el aplicante  trabaja por su cuenta o tiene negocios, requerira una carta de un Contador Publico del pais de origen. La carta debe ser hecha en papel oficial del CPA con la direccion y el telefono. La carta debe reflejar el ingreso del aplicante en los ultimos 2 periodos anuales en Dolares Americanos. Compradores asalariados requeriran una carta de trabajo del empleador estableciendo el salario actual en Dolares Americanos por el ingreso de los ultimos dos periodos anuales,t
